What $379K Buys at Koa Ridge: Lau Leʻa Condo Tour (2026)
What do Lau Leʻa condos at Koa Ridge cost, and what do you get?
Lau Leʻa is Castle & Cooke's condominium neighborhood at Koa Ridge in Central Oʻahu. On the price list I picked up during filming, studios (414 sq ft) ran about $379K–$384K with HOA dues around $378 a month, one-bedrooms (480–504 sq ft) were in the low $500s, and two-bedrooms (758–803 sq ft) were about $628K–$641K with HOA dues around $693–$734. Every home includes a range, microwave hood, wall AC, a solar water heater, and a smart doorbell, but the fridge, washer and dryer, and dishwasher are add-ons.

It had been a while since I'd walked Koa Ridge, so I went back to tour the Lau Leʻa model homes.
If you're a first-time buyer, PCSing to Oʻahu, or trying to stay central without a single-family price tag, this is one of the neighborhoods I'd put on your list.
Here's the full walkthrough, then everything you need to know about pricing, floor plans, and what's included.
Touring the Lau Leʻa Floor Plans
Lau Leʻa offers studios, one-bedrooms, one-bedroom-plus-den homes, and two-bedrooms, ranging from about 414 to 964 square feet.
A few buildings have been released so far, with more phases still to come.
The two-bedroom, ground floor
The first model I toured was a two-bedroom, two-bath ground-floor home, and it's the one I'd show anyone who wants a real yard in a condo.
- Open kitchen and living area that's easy to entertain in
- A storage room right off the front door, at least 5 feet wide by 7 feet deep, with the washer, dryer, and solar water heater. I'd set it up like a mudroom with a bench and hooks.
- A primary suite with its own bathroom and a walk-in closet
- A fenced yard big enough for morning coffee, plus an outdoor storage closet for beach gear and car stuff

The studio
The studio is 414 square feet of open space with a full bath and a big closet right inside the door.
It's compact, and I won't pretend otherwise. But for one person, it works, especially on the ground floor, where you get a yard and that same outdoor storage closet.
The model uses a nook as a dining area. If it's just you, that spot could be your desk instead.
The one-bedroom
The one-bedroom, one-bath model has a big pantry, a deep stainless sink, and room for bar stools at the counter.
The bedroom fits a queen comfortably. A king with two nightstands would be tight.
The model I toured is an end unit, so it has an even bigger yard, and you can see why ground-floor homes are going fast.
The floor plan I'd buy as a first-time buyer
I didn't tour it, but if I were buying my first home here, I'd look hard at Plan D: a one-bedroom plus den with 1.5 baths, about 852 square feet.
That's close to two-bedroom square footage, and the 7-by-9 den is a true flex space. It can be a guest room, an office, or a playroom.
You get the space you need without paying for a bedroom you might not use.
Choosing between these floor plans is easier with someone who's done it here before. I've helped several clients buy at Koa Ridge, and I can walk you through which layout and upgrades make sense for your budget. Book a free 15-minute call with me before your first visit to the sales office.
What's Included, What's Extra, and What It Costs
This is where new construction gets confusing, so here's the breakdown from my tour.
Included in the base price:
- Range and microwave hood
- Wall-unit AC
- Solar water heater
- Smart doorbell connected to an in-home panel
- Assigned parking: one stall for studios, two for one- and two-bedrooms
Not included (you'll buy or add these):
- Refrigerator
- Washer and dryer
- Dishwasher (the base is a standard cabinet)
- Custom closet built-ins and the upgraded cabinet finishes you see in the models
One tip: if you want a dishwasher or wine fridge added by the builder, you have to request it early in construction. If you miss that window, a handyman can usually install one later.
The design center is a real perk here. You can choose flooring, countertops, cabinets, light fixtures, appliances, and even plantation shutters. That much customization is unusual for new construction on the island. Upgrades add to your cost, so we'd plan for that together — whether it comes out of savings or your financing.

Pricing at a glance
Based on the Phase I price list dated September 25, 2026 [confirm fee simple]:
- Studios: about $379K–$384K, HOA about $378/month
- One-bedrooms: about $502K–$534K, HOA about $439–$630/month
- Two-bedrooms: about $628K–$641K, HOA about $693–$734/month
Pricing and availability change with every release, so treat this as a baseline. When I filmed, Castle & Cooke was also offering closing-cost credits and a special fixed rate on select homes with fast closing deadlines. Ask me what's current, and confirm any rate with your lender.
Move-in timing
The homes on the current list were move-in ready, the next release was expected to be ready in December, and future phases will likely take about 3–4 months from release to move-in.
Why Koa Ridge Is Worth a Look
Koa Ridge is a newer master-planned community, and a lot is still on the way.
- Central location: about 5 minutes to Mililani, 10–15 minutes to Schofield Barracks, 30 minutes or less to Pearl Harbor, and 30–45 minutes to town
- Close to errands: Waipiʻo Costco and Waikele Premium Outlets are minutes away
- Outdoor space: the Hoʻāla Trail loops about 7.5 miles through the community, and there's a park open now
- What's planned: a recreation center with a pool, a village green, a grocery store, and a future elementary school
Because new phases keep coming, you also get the peace of mind of owning a brand-new home under warranty, with the community growing around you.

Before You Visit the Sales Office
Ground-floor homes at Lau Leʻa are selling quickly, so if a yard matters to you, be ready before the next release: get pre-approved and have your down payment lined up.
And here's the one step people miss — your agent needs to be with you on your first visit to the sales office. If you sign in on your own first, you usually can't add an agent later.
I'd love to be that person for you. I can help you choose a floor plan, decide which upgrades are worth it for resale, and compare the lenders the builder works with. Here's more on how to choose the right agent.
Lau Leʻa gives you new construction in Central Oʻahu starting under $400K, with layouts for nearly every stage of life. If you want to talk through which one fits you, book a free 15-minute consultation and let's make a plan before you tour.
