Affordable Oʻahu Condos Under $500K: A Central Oʻahu Tour
Can you still buy a home on Oʻahu for under $500,000?
Yes — and this one-bedroom condo in Waipio Gentry is proof. In the heart of Central Oʻahu, it pairs a renovated, move-in-ready interior with a private yard and an HOA under $400 a month. For a first-time buyer or a downsizer, this is the kind of home that turns "someday" into a real, affordable starting point.

Everyone tells you that owning on Oʻahu is out of reach. The prices in the headlines make it feel that way. But the headline number is rarely the whole story — and it's almost never the home you actually start with.
This week I toured a one-bedroom condo in Waipio Gentry listed for less than $500,000, and it's a good example of what an attainable first home on the island really looks like.
What under $500K gets you in Central Oʻahu
Location is the first thing that makes this one work. Waipio Gentry sits in the center of the island, which means you're close to shopping, dining, schools, the military bases, and the commuter routes that connect town and the west side. For a lot of my buyers — especially families and folks relocating on PCS orders — that central position is worth as much as the price.
The home itself was renovated in 2020, so you're not walking into a project. Watch the first walkthrough of the layout at 2:12 to see how the space actually lives.
Then there's the part that surprises people: a private yard. On a condo, at this price, that's rare.
The numbers that matter more than the sticker price
Price gets all the attention, but on Oʻahu the monthly carrying cost is what makes or breaks affordability. This unit's HOA runs under $400 a month, which is low for the island. I break down the costs and HOA at 7:11, because the fee is where a lot of first-time buyers get tripped up.
Here's what I want you to check on any condo you tour:
- What the HOA fee includes — maintenance, common areas, and how much of it is insurance
- How stable the fee has been — ask for the history, not just today's number
- Reserves and special assessments — a healthy building plans ahead so you're not surprised later
A low fee is great. A low fee that's been stable and sits on a well-run building is what you're actually after. If you're weighing condo ownership, my guide to buying a condo on Oʻahu walks through these fundamentals in more detail.
Wondering whether a home like this fits your budget and your timeline? That's exactly the conversation I have with first-time buyers every week — no pressure, just the real math for your situation. Book a free 15-minute call and we'll look at what under-$500K actually looks like for you.
Why a starter condo can be a smart long game
A one-bedroom won't be your forever home, and that's the point. Near the end of the tour, around 10:48, I talk through the long-term investment angle — because getting in at an attainable price is how a lot of my clients build the equity that funds their next move.
Every month you own, a share of your payment pays down your loan instead of disappearing into rent. The families I work with who own on Oʻahu today almost all started somewhere modest, in a home a lot like this one.
If part of your decision is really "should I keep renting or buy something like this," it's worth running the break-even math first. I did exactly that in my post on rent vs. buy on Oʻahu and when you break even.
And if you love touring homes, here's another recent one: my West Oʻahu solar home tour.
Ready to see what fits your life?
An affordable, move-in-ready home on Oʻahu isn't a myth — it's a matter of knowing where to look and what to check. If a home like this Waipio Gentry condo caught your attention, the next step is figuring out whether the numbers work for you.
That's what I do. Book a free 15-minute consultation and we'll talk through your budget, your must-haves, and a realistic path to owning on the island.
