Uluwehi Hoʻopili Upstairs Condo Tour: What $635K Buys
What is it like to live in an upstairs condo at Uluwehi in Hoʻopili?
The upstairs Plan F11A at Uluwehi at Hoʻopili is a two-bedroom, two-bath, two-story condo with about 934 square feet of living space. Builder pricing started at $635,450 fee simple when we filmed. You come in through your own ground-level entry and take the stairs up to an open kitchen and living room with a lanai, a primary suite with its own bath, a second bedroom, in-unit laundry, and split AC. Compared with the ground-floor plans, it's a good fit if you want your main living space up on the second floor, with no neighbors above you.

If you've been looking at condos in Hoʻopili, you've probably noticed that Uluwehi has both ground-floor and upstairs plans.
On paper they look similar. In person, they live very differently.
So I walked through the upstairs model to show you how the layout flows, from the front door all the way to the primary suite.
How the Upstairs Plan Works
The biggest difference starts before you even see the kitchen.
You have your own entry on the ground floor. You open your front door, and a staircase takes you up to the main living area on the second floor. There's no shared hallway and no elevator to wait for. It's your door and your stairs.

At the top of the stairs there's a drop zone, which is a small landing spot for keys, mail, bags, and slippers. It sounds like a small detail, but you'll use it every day.
Here's what Plan F11A includes, from the builder's floor plan:
- 2 bedrooms, 2 bathrooms
- About 934 square feet of net living area across two levels
- Private ground-floor entry with stairs up to the living space
- Kitchen with an island, stainless steel appliances, and white soft-close cabinets
- Open living room (about 13'7" x 12'4") with a lanai off the back
- Hallway laundry with a washer and dryer included
- Split air conditioning
- Primary bedroom (about 10' x 14'4") with a mirrored closet and its own bath
- Second bedroom with a mirrored closet and a full bath across the hall
The Kitchen and Living Room
This is where the upstairs plan really shines.
The kitchen and living room share one open space, so whoever's cooking can still talk with everyone on the couch. The island gives you prep space and a spot for a quick breakfast, and the stainless appliances and white cabinets keep everything bright and clean.

Off the living room, the lanai gives you a spot for morning coffee or a plate lunch outside. Because you're up on the second floor, the outlook from the living space and lanai feels more open, and that's one of the things I love most about this plan.
In the video, I also step outside so you can see how the upstairs units sit in the complex and what the views look like from that height. Floor plans can't show you that.

The Primary Suite and Second Bedroom
Down the hallway, the bedrooms sit on the opposite side from the kitchen, which keeps sleeping space separate from where you hang out.
The primary bedroom has a mirrored sliding closet and its own bathroom with a vanity and a tub-shower combo.
The second bedroom is staged as a nursery in the model, and it could just as easily be a guest room, a home office, or a workout space. It has its own mirrored closet, and the second full bath is right across the hall.

Having laundry right in the hallway near the bedrooms means no carrying baskets up and down stairs, which is a nice plus for a two-story plan.
Upstairs vs. Ground Floor: How to Choose
Neither one is better. They fit different lifestyles.
The upstairs plan is a strong fit if:
- You want no neighbors above you
- You like your main living space up off the street, with a more open outlook
- You want a private entry that still feels like your own front door
- Taking the stairs every day feels normal to you
A ground-floor plan may suit you better if you want everything on one level with no stairs at all. That's worth thinking about if you'll be moving furniture often or have family members who'd rather skip stairs.
My best advice is to walk both. In my experience, buyers usually know within about five minutes of standing in each one. That's why I film tours like this, so you can narrow it down before you go.
Living at Uluwehi and Hoʻopili
The location is a big part of why Uluwehi gets so much interest.
Hoʻopili is a master-planned community in ʻEwa, with parks, pools, and trails built right into the neighborhood. If you're new to the area, my Hoʻopili neighborhood guide covers the bigger picture.
Around Uluwehi, you'll find:
- The Honouliuli at Hoʻopili Skyline rail station
- Community pools, dog parks, tot lots, and playgrounds
- Pickleball and basketball courts, including Jim Schuler Paʻani Park
- The SoHo Community Center with rentable spaces, a park, and a pool
- About 1.3 miles to UH West Oʻahu, 1.5 miles to the Kroc Center, and 2 miles to Ka Makana Aliʻi
More is still coming. The plans call for six community and recreation centers, more than 200 acres of urban agriculture, and new shopping and dining. There's even a new hotel planned for Hoʻopili.
